How Section 8 Works in 2026

The Housing Choice Voucher (Section 8) program pays a portion of your rent directly to your landlord. You pay roughly 30% of your adjusted monthly income — the voucher covers the rest up to the Fair Market Rent for your area. You can use the voucher at any qualifying private apartment where the landlord agrees to participate.

Section 8 is administered by local Public Housing Authorities (PHAs). Waitlists are often years long — apply to multiple PHAs simultaneously to improve your chances.

Waitlists can take months to years. Keep your contact information current with the PHA and respond immediately when contacted.

Receive Your Voucher and Find Housing
Once your number comes up, attend the briefing, receive your voucher, and have 60–120 days to find qualifying housing.

PHA Inspection and Move In
The unit must pass a HUD Housing Quality Standards inspection before the PHA begins paying your landlord.
